Our Processes is simple - We screen Tenants and Owners

Owner Startup Process:

  1. Meeting via phone or in office - Fund Reserve Fund, Setup Fee either in person or (mail/fedex)
  2. Determine goals, Review competing Property prices (Comps), Pricing of the Property, Is the property rent ready?
    1. If not rent ready reserve fee may be increased to cover costs of rental setup. (pots pans, dishware)
  3. Complete a Property Management contract and Listing contract along with other disclosures and owner add Triple8 Associates to insurance policy as property management company.
  4. Provide us with access codes, keys, remotes to gates and garages, notarize and send a letter to the HOA giving us access to speak with them regarding your property. (Many HOA's have specific forms)
  5. Triple8 Associates will Enter Listing in the Las Vegas MLS once all contracts are completed.
  6. Install Electronic Lockbox
  7. Start Marketing Program - (Creative is generated at property which may include: photos, video, audio, slide shows or other multimedia)
  8. Match current leads to your listing if possible.
  9. Communicate with Owner on Progress based on traffic.

Our Rental Process:

  1. Contact Triple8 about a potential property we have listed.
  2. Arrange an appointment to view property. (some properties have current tenants and we need to give them notice to show)
  3. Arrange to meet at our offices to fill out an application ($45 per adult) and drop off deposit in the form of cashiers check or money order. (personal checks or cash will not be accepted)
  4. Application is processed and will be sent to owner of the property and reviewed. If accepted the owner will counter-sign and we can schedule a move in date.
  5. Move-in Day - receive keys, any remotes, pool keys, gate keys to property and fill out a move-in inspection. Review CCR's and Questions + Deliver move in funds in cashiers check or money order (personal checks or cash will not be accepted)
  6. FYI: We screen property addresses monthly so you are not paying rent on a property that is being foreclosed on. We get too many calls from tenants where they are renting directly from out-of-state owners who were collecting the rent but not paying the mortgage.
