Our Process is simple:.
Owner Process:
- Meeting - Determine goals, Review competing Property prices (Comps), Pricing of the Property, Is the property rent ready?,
- Complete a Property Management contract and listing contract along with other disclosures, Fund Trust Account with check, cashiers check or money order with Olivia McClellan, Property Manager Triple8 Associates Inc.
- Enter Listing in the Las Vegas MLS
- Install Electronic Lockbox
- Start Marketing Program - (Creative is generated at property which may include: photos, video, audio, slide shows or other multimedia)
- Match current leads to new listing
- Communicate with Owner on Progress based on traffic.
Rental Process:
- Contact Triple8 about a potential property we have listed.
- Arrange an appointment to view property. (some properties have current tenants and we need to give them notice to show)
- Arrange to meet at our offices to fill out an application ($45 per adult) and drop off deposit in the form of cashiers check or money order. (personal checks or cash will not be accepted)
- Application is processed and will be sent to owner of the property and reviewed. If accepted the owner will counter-sign and we can schedule a move in date.
- Move-in Day - receive keys, any remotes, pool keys, gate keys to property and fill out a move-in inspection. Review CCRs and Questions + Deliver move in funds in cashiers check or money order (personal checks or cash will not be accepted)
